The Cooler

Busy doesn’t even begin to describe our life right now.  We are so busy trying to get things organized with regards to all aspects of this brewery, it is literally starting to make us crazy.  We are dealing with it the best we can, but it seems we are taking less and less time to make constantly more important decisions.  There is just no time to think, it is more of a reactionary process now.  One of these things we have been reacting to over the past few months is the cooler.

Early on in the process of building a brewery, you will need to make some decisions around the cooler.  Most likely, the first will be where the heck to put the thing.  There is a bunch of factors in making that decision, like if you will have a tasting room, where are your shipping docks, how high are your ceilings all over the warehouse, how much space do you have, etc.  Generally speaking, if you are going for a model that has a tasting room, and you are planning for some production, make sure you put your cooler very near the tasting room, and make it big enough for whatever your beer sales are at year 3.

After you pick out the location, things start becoming more and more detailed in your decisions.  A big one is whether you want to have your cooler pre-fabricated or built on site.  A pre-fab cooler is a quicker option, but you may not get exactly what you want.  Also, depending on the size of the cooler, you may need to build a box around it to support it.  There are some coolers that are not meant to support any weight above them.  If you build your own, there are engineering costs, and the time and effort of putting the things together.  The bigger you build it, the more the costs for everything like labour, materials and professionals.

We also did a few extra things in our cooler that has made it more expensive, but will enable us to have a more functional cooler, and one that works better with our situation.

  • We insulated the ground beneath our concrete to R20.  This was an extra few thousand dollars to do this in extra digging, dirt removal, labour and materials, but we hope the energy savings will benefit us moving forward.  Cool air falls after all, so we thought best to insulate the floors.
  • Since we poured new floors underneath the cooler, we put in drainage.  I think Iain would say that drainage is a must in a cooler, but it can be a time consuming and difficult process.  We just decided to put all new concrete down, so we didn’t have to worry about these things …. we just did it.
  • And since we put in new floors we also put a slope on the concrete so water would run to the drains.
  • Make sure you put footings all around the cooler for the walls to sit on.  Since the cooler will be wet and damp, you should avoid having the walls touch the ground.
  • We made our cooler structural, so that we could store boxes, pallets and other stuff up top of it.
  • Don’t use drywall on the inside of your cooler … even the stuff that is rated to handle wet situations.  You can talk to Dave Varga about that one, as he told us at 33 acres they want to rip it all out.  Use marine grade plywood.
  • If you have any breaks in your moisture barrier, you will moisture in your cooler.  So plug these holes.
  • Use a big door for your cooler, and have a second man door.  The bigger your door, the easier it is for a forklift or pump truck to move pallets in and out of the space.  You want to try and avoid turning on the inside of your cooler with the forklift.  Our cooler is about 25 feet wide, and our door is about 18 feet wide or so.
  • Use a little man door to walk in and out of to avoid needing to open the big door to get something little.
  • We incorporated a cooler very close to our tasting room, so that we could have really short runs for the beer we will have on tap.  Again, Iain could tell you exactly why we did this, but all I know is that it will save us a lot of headaches in the future.
  • We will have jacketed tanks, so this means they will not be inside the cooler.  This frees up a lot of space and will allow us to store finished product in a cool place, ensuring it lasts longer and stays as fresh as possible.  This goes back to making sure your cooler is big enough.
  • Retail doors are important.  One thing we like about Bomber Brewing is that their cooler is also a place to put packaged product.  So you can grab a 12 pack of cans directly from cooler doors and purchase them on site.  This means you don’t need to get a separate cooler to do this, saving energy and costs.
  • We are placing 4 double stacked 15 hectolitre tanks in the cooler for holding our beer.  This will mean we don’t have to change loads of kegs for our most popular beers.  We have been told how much of a challenge this is, as tanks of your most popular beers can run dry 3 or 4 times a day.

All of the decisions around this cooler are pretty much made, so it is just a matter of implementing what we have planned.  The last decision we have to make is whether to use spray foam insulation versus standard insulation.  There are major differences, not the least of which is price and ease of install.  Like every other decision we have made, I am sure the answer will come to us in time …. and hopefully soon.

That is about all I can think of when it comes to our cooler.  For us, we definitely underestimated the spend on an engineer for this, as there is much to figure out when you are building walls that are 14 feet high, and span a 25 foot length.  There are lots of plates and reinforcements you need to install so that this thing will stand through worst case scenarios.

An Uncomfortable Decision

Throughout the process of starting any business, you learn quickly to deal with unforeseen circumstances on a regular basis.  Things like missed deliveries, unexpected costs, delays by a government body, missing parts, etc.  Recently we had one of the biggest curveballs sent our way, from the most unlikely of places.  Our Structural Engineer who has been working with us a lot lately, just had a heart attack.

For starters, we wish him all the best in his return to health.  Having worked as a pharmaceutical salesperson, I have learned the effect ill health can have on a persons physical and mental well being.  It can effect different people in a number of ways.  So we wish our engineer all the best in getting back to health after such a traumatic experience.

Let me give you a little context to the situation.  A structural engineer is pretty important on most any building process, as there are lots of decisions to be made around making sure big components are sound.  Things like; making sure our floors are structurally sound, the grain hopper is fastened to the building properly, connecting the new curbs to the old concrete slab properly, and making sure the walls and ceilings are properly built so they can handle a heavy load …. you get the idea.  So having someone that understands your project, and someone that works within your timeline is key.

More importantly, when you are at the point our brewery build-out is right now, a structural engineer and their work is critical in moving things ahead.  For instance, there is a list of about 10 things that our engineer is working on, and without his guidance and advice, we can’t make any progress.

Let me now recap a few of our issues with our engineer and you will see why we need to make such an uncomfortable decision.  We picked our structural engineer about 6 months ago, and like a lot of decisions we make, it was based on personality, a referral and price.  He was not from a company or firm, rather just a guy who works on his own … he is the only employee.  Early in the process of things, he gave us some advice, and it seemed very good and we looked forward to working with him on things.

Fast forward to the day we took possession:  February 1st, 2014.  All of a sudden we needed our engineer to start producing some drawings and work for us, but our emails and calls went unanswered.  We reconnected with our architect over this, and they handled things, allaying our concerns and repointing everyone in the right direction (they are good at this).  As our general contractor kept sinking his teeth into the building of our brewery, he had more and more questions for the structural engineer.

He put these questions to the engineer on a regular basis for the next month, until about the beginning of April, when we really started to worry about not getting drawings and answers on what exactly he was supposed to be doing with certain parts of the brewery.  This time we contacted the engineer directly to tell him our concerns.  He gave us a few small little answers, but nothing concrete.  Fast forward to the last week of April, and it was now critical to get answers.  We needed to know about drain construction, floors, connecting old cement with new, etc., and we still didn’t get or have any answers.

A meeting was planned at the end of April to discuss what we needed, and how urgently we needed it, and it went amazingly well.  The engineer agreed that he was late in getting stuff to us, and promised we would have this information for last Friday.  We felt really good about things and moved forward with a positive attitude.

You can probably see where this is going.  Last Friday came and went, and we received nothing. We were pretty disappointed to say the least.  The bottom line is that we need these drawings for work that is getting done right now, and without them, we are opening ourselves up to major problems.  The biggest of these is a delayed opening, which means we will loose even more money in our first year.

Well the news got even worse on Monday morning, as we learned that this engineer had a heart attack and was in the hospital.  And since he is from a company of 1, there was no way to get anything he has done.  So what would you do?  Do you show compassion and wait for him to get out of the hospital, and let him finish the project …. or do we move in a different direction, avoiding any further delays.  We ground our teeth on this one, but as of yesterday we have moved on with a new structural engineer.

In one way its good, as we get a fresh start with someone who hopefully be a little more proactive on getting things done.  Moreover, in our initial consultation he gave us a lot of really good information and advice, something we didn’t get from our last engineer.  In the another way, moving on with someone else is bad.  We have lost all the work that he completed, there is definitely going to be some bad blood over the bill and invoice for work he has done, but not delivered to us on, and we feel bad kicking him when he is down.

At the end of the day, we need to move this process forward now.  So waiting for our engineer to heal and get better, while the right thing to do, is not something we are doing.  We do wish our contractor all the best, and we hope to recovers and gets back on his feet ASAP.  This is just one of the harsh decisions you have to make when starting a business, one that kind of makes you uncomfortable.

 

Landing Page Is Live

The process of getting all your customer facing material complete is full of ups and downs, set-backs and great moments.  For some reason, we always seem to be behind everyone else in getting this stuff complete!  If you have followed this blog, you know that things like our name, our logo and our packaging are works in progress.  Some days it feels like we will never get all the the items completed in time for launch which is now less than 5 months away.  Yikes!

This week we crossed of one small piece of our brand off the list:  Our Landing Page.  It was completed over the course of about 12 weeks, and while it is pretty simple, the process was full of change and tough decisions.  In the end, we are super happy with what we ended up having.  If you want to view our landing page, click on this link to be redirected.

Key learnings from landing page development, and web development for that matter:

  1. Start on this sooner rather than later:  Don’t wait as long as we did.  Consumers want to connect with you, so make sure you allow them the opportunity to do that.
  2. Expect 12 weeks start to finish:  If you are anything like us, there will be changes, u-turns, miscommunication, and a few other things that I can’t even mention.  All this makes a rather simple task a lot more of a grind.
  3. Prepare a brand guide:  This is a key step in the process to getting your brand ideal and message known to yourself, and then to others who are going to work with you.  Don’t leave it to a 30 minute meeting to let a web developer get a feel for your brand.  There has to be something concrete they can sit and read, minimizing the margin for error.
  4. It takes a while to see progress:  It feels like trying to get out of bed some mornings.  There are a couple false alarms, there is snooze involved, a little confusion, and a lot of light steps to get going.  Sometimes, after getting going, you just head back to bed and let it go for a little.  Building a website is a LOT like this.
  5. Stay connected with those helping:  No doubt about it, the more leash you give someone, the more likely they are to go down the wrong path and end up at a place that doesn’t mesh with you and your brand plan.  So have regular meetings and ask to see enough information to be kept abreast of things.
  6. Get detailed scope of work:  When you first sit down to finalize an agreement with a developer lets say, you will agree to a scope of work for your project.  If you want to add something down the road that is not in this scope of work, you are going to pay out of pocket.  As such, either agree to a rate for extra work, or budget in 10% of the total hours for misc work.
  7. Speak up: If you don’t say what you do and don’t like, you will not end up with a finished product that matches what you thought you would have.
  8. Balance:  Not sure what else to put as a heading here.  Sometimes you need to let someone else decide what is best for your brand, which goes against your taste or preference.  Others you need to get that person to change direction, against what they like.  It is a balance and one with no prescribed way of moving forward.  Just hope that you, or those you surround yourself with, have enough similarity and differences in opinion for a healthy relationship.
  9. Build from Scratch or use a wordpress:  Thats right, you will need to decide whether your website is built from scratch or uses wordpress as the foundation.  One costs more, but gives you a very custom website, and the other is much less expensive.
  10. Do something unique:  For us, in addition to writing this blog about starting our brewery, we added a webcam to our website, so people who are interested can view what is going on during construction without having to be there.  Just having another website with the usual information is not enough in my opinion.  Craft beer is booming, which is a great thing in so many ways, but also means you need to stand out a little bit.
  11. Brand Continuity:  Make sure that your website reflects who you are, the beer you are going to make, the brewery you are going to build, and what you think you should represent.  If you get away from this, you will end up at a place that is entirely what you don’t want.

So there it is.  Another set of best practices for starting a brewery.  There is so much more to a website than meets the eye, so don’t take this for granted.  Get thinking about this early on, and start much sooner than you think you need to.

Floorplan Update and Best Practices

Some of you may have come across a story written by Greg Clow of Canadian Beer News.  If you live in Canada and you are serious about beer, you should be checking his website on a regular basis.  Click here to link with our story and Canadian Beer News.  His article focused on Strange Fellows operations and what our full floor plan will look like when complete.

I have included both the layout we have moved forward with as well as the side profile of the space, so you can get a sense of the way our operations will look.  Not unlike anything else we put out there, things will change somewhat as we move ahead; however, 90% of what is on paper here will be represented in our build-out at the space.  Once you commit to submitting building, electrical and mechanical permits, you are also committing to what you have on paper.  So in other words, the size of a window in our tasting room that overlooks the brew house may get bigger, but we have committed the location for the bathrooms, the trade waster interceptor and the trenches.

We have allocated a total of $12,500 for permits throughout this process.  I have blogged about them a little bit under The Process of Starting a Craft Brewery, subcategory X:  Government Stuff.  There are lots of permits you need and getting them all in a timely manner is important.  To be honest, the process of preparing for permits and approval is one of the keys to getting this process right.  In short, for your business to move forward you need to submit for your permits in a timely manner, with information that is well thought out, thorough and correct.  Changes or missed steps here will cost you down the road.  Read more about permits at the page linked above (and I will add more details in the next week).

Anyhow, coming full circle here, our floor plan was a real labour of love.  Like any decisions you make with a partner, there is give and take.  However, when you add in an architect, mechanical and electrical engineers, a general contractor and your finances, you get a mish-mash of opinion and information.  You can never make a decision without effecting every other decision you have made in the past, and every other decision you will make in the future.

Some of the keys when creating a floor plan are as follows:

  • Keep everything as central as possible.  The longer runs you have for any electrical or mechanical, the more cash you will bleed.  For us, moving our main electrical panel 10 feet saved us $3,000.  So you can see that small changes can make a big difference.
  • Plan for the future, but prioritize getting to day 1.  It is important to think a couple of steps ahead here, at least that is what I have heard from other breweries, but don’t lose sight that you need to get to day 1.
  • Look to save money at every step.  Ok, maybe you are better at this than I am, but we are in full cash saving mode, and we feel like we have been for a long time.  Any chance we can save money on something, we are doing it.
  • Tasting room and Retail area.  A huge part of all these breweries starting up in Vancouver is the ability to sell your products from your business.  It takes what was once an impossible task, and makes it so much more realistic of an opportunity.  So make sure you design a space that works for your brewery.  For us we wanted something intimate, open to the brewery, and simple.
  • Work with sub trades early in the process.  You don’t have to pick who you are working with, but bouncing plans off them will give you real world answers to questions you have.  It was also help you find savings and efficiencies in your space.
  • Another dilemma on decisions.  You can have things done quickly, you can have things done for your budget, and you can have things done inline with your dreams, but at best you will get 2 of these things, but most of the time you will only get 1 of these things.  What will you pick?
  • Call the room where you mill your grains a “grain cracking room”.  Trust me on this one, it will save you a bunch of headaches at the City
  • Depending on if you are focusing on production or focusing on tasting room/retail sales, your layout may be different.  For us, we are a production brewery first, so the layout and design of the space tried to take this into account as much as possible.  Process workflow, material in and material out, future expansion are all important to us, and are reflected in our space.
  • Keep your cooler close to the tasting room.  Iain has so much experience with this kind of thing, that he is adamant that these 2 things need to be connected.  He talks about the shorter the run of lines, and being able to connect our taps to tanks instead of kegs will save us heaps of time.

What really gets us excited about our space is the connection between the tasting room and the brewery.  When you are sitting in our tasting room, you will quite literally be 10 feet away from the brewhouse.  Want to watch Iain add hops to a brew, just sit back enjoy your beer and watch from your perch.  You will also be able to have a first hand view of the barrel storage area, which we think is a really cool thing.  We also think the art gallery will add a nice connection to the local community, and we hope the growler and retail area will have good process flow so as to not back-up too much.

As I have always said, Iain is really good with this kind of thing, so if you have questions about how to lay your brewery out, feel free to contact us.  At the end of the day, follow your instincts on the way things should be.  Whether you have experience with this kind of thing or not, make sure you follow what you would want as a consumer.  You will deal with enough people along the way that aren’t into craft beer (like contractors, architects, etc) that their opinion will help to balance yours out.  Stay positive and you will find the way.

Bottle vs Can for a Craft Brewery

One thing we have long struggled with is the type of packaging we are going to put our finished product in.  Speaking with other craft breweries, we are not alone in the uncertainty we face in making this decision.  I have summarized the pros and cons of each decision, and I hope at the end of the post, you can give me some feedback on what is the best in your mind.  Starting your own brewery is a great thing, but it is important to have a firm sense of what you want, and merge that with the financial and marketplace dynamics you face.  In other words, what you started out wanting may not be what you end up with.

Really there are 2 choices that you can put beer into.  Either cans or bottles.  Before I dissect each of the options, here are some general comments.  I had long thought that cans were the clear environmental choice, but a few articles haver pointed me back in the direction of uncertainty.  Click here to read one article.  So with no clear winner on the environmental side, what about taste.  I hear anecdotally that people can taste the plastic in cans.  Does this mean they don’t pour the beer out of cans into a glass (yikes).  Also there is the image.  Is the wider market really ready for high quality craft beer in cans?  I know Steamworks and Central City have their beer in cans, and by all accounts do very well, but could you imagine a much smaller player, like 33 Acres or Bridge Brewing putting their beer in cans?  Would it make a difference at all to your perception of them.

Cans:   Cans are a good option for a brewery for a variety of reasons, but there are some downsides to them, which I have tried tried to summarize below.  Essentially, there are 2 options for can sizes 355ml or 500ml.  The smaller can is more North American while the larger can has a much more European feel to it.

  1. More transportable and lighter than bottles
  2. Beer keeps better in cans than bottles
  3. Per unit cost is less expensive than bottles
  4. About 66% of all beer sold in BC is sold in cans
  5. Government liquor stores want new listings in cans
  6. Canning lines are more expensive than bottling lines and notoriously more finicky.  We have quotes for a canning line at $90,000, and the price can go sky high from there
  7. Minimum orders for cans are about $30,000
  8. You need to figure out what beer you are going to sell and then hope the market likes it, as production time for cans is much longer
  9. Image of someone drinking from a can doesn’t always conjure up quality craft beer
  10. Lead time for can orders is much longer than a bottle label order
  11. A couple different sizes of cans which completely change the look and feel of the marketing

Bottles:  On the other hand, bottles are a great option for a new brewery, as the 650ml bottle is the standard size for craft beer, and is well established in the BC marketplace.  Not unlike cans, there are both pros and cons to packaging beer in bottles.

  1. About 33% of all beer sold in BC is sold in bottles
  2. A beer bottle doesn’t put off any odd tastes, whether perceived or not
  3. A beer label allows for more colours and detailed artwork
  4. The amount of time needed for artwork and printing is much shorter than producing cans
  5. Bottling lines are less expensive than canning lines, and you can buy change-over parts to switch between bottle sizes
  6. We have quotes for bottling lines at about $60,000 and the price can go way up from there
  7. There is a much wider variety of bottles available to put beer into (all are in ml):  330, 341, 350, 500, 650, 750, 1000
  8. Government liquor stores are trying to get out of bottles, so a listing with BCLS is much harder to obtain
  9. In my opinion, a bottle of beer put out a different image than a can of beer

So you can see how we are conflicted on the decision that we are going to make.  We have flip-flopped back and forth from cans to bottles and we have really wrestled with the decision.  What would you do?  What would you want us to do?  The trouble we now have is that we can no longer waffle on this decision.  We need to place our order so that we can get our equipment in time for the launch of our brewery.

Marketing Update – Website, Blog, Social Media, etc

It seems there have been 2 buckets that I have been working in lately:  Fixing the warehouse and building our brand.  I love the physical aspect of working in the brewery, and I am sure you would too.  What I have found is that when you build a company, its hard to see progress and win the little battles that make up the war.  For instance, when it came to picking a name, it took literally hundreds of hours of work and effort, and you don’t see any milestones along the way.  One day you just have a name.  But when you have a physical project like constructing a brewery, its easy to see progress along the way, and I like that.

We have been busy painting the warehouse lately.  The amount of time and energy this has taken astounds both of us.  We have had great help from family and friends who are incredibly supportive of our journey.  Without their help from the get-go, none of this would be possible, and I am sure this is going to continue onwards in the future as well.  Even with this help, we have spent 2 weeks preparing the space for painting and first coat of primer.  I guess that is what happens when you have a 9,000 square foot space, with 19 foot ceilings.

So when we are not going up and down the forklift preparing walls for paint, and applying paint, we have been busy with organizing what our brand will look like.  That means meetings, meeting and more meetings.  I have come to realize that it is incredibly important to express how you feel in a positive and straight forward manner.  When it comes to the way I feel about something, I owe to my partner and the business to say what I need to say, all the while improving the relationship with my partner and leaving my influence on the business.

We have picked a logo, and it may not be finalized, it will look similar to this.

Online I can understand why people are torn between the 2 logos we had everyone vote on, but when you see them on a bottle printed out, the decision was quite easy.  The text on the other option seemed too small, and didn’t stand out on the  bottle like this logo.  So thank you to everyone for your feedback and input into our decision.  The results were virtually even on our blog and also the Vancity Buzz poll, so at the end of the day, we had to make the decision.  There might be people who strongly dislike our image and brand, and we have quickly come to realize that we are ok with that.  But we have also come to realize that our brand is so much more than a logo.

We are busy working on our landing page for the website, and it will likely be another couple weeks before we have something up and running.  Until then, the main contact points are the above …. and of course this blog.  As Iain so shrewdly put the other day, he is the one doing all the work in starting a brewery, and I am the one telling everyone about all the work he is doing in starting a brewery.  Seems like a good set-up to me!

Success … Building Permit has been Granted!

For the past week I have had my head down, working on our accounting and driving ahead a bunch of projects that are in need to time and attention.  So this blog has been something that I keep thinking about, but couldn’t find the time or the energy to put towards it.  While we were busy with our heads down, we received some great news:  Our building permit was approved and we are good to start trucking ahead with construction.

This sounds great on paper, only we thought the process of getting a permit would take a little longer, so we don’t have all our sub-trades in place and need to refine a few more of our plans.  Given this, we hope that construction will begin on April 1st, so that we can be open sometime in very late summer or very early fall.

My advice to people who are going through the process of starting a brewery, or any other business for that matter is this:  Don’t take your foot off the gas pedal.  When you lose focus and when you lose the drive to push things ahead, small delays can have a cascade effect on the process.  For example, our dithering on a few specifics around the brewery and tasting room, which didn’t seem like huge delays at the time, effected a bunch of other items.  It delayed our architects in making the changes, it delayed our contractor in getting quotes, and it delayed next steps in the process.  It ended up that a couple days delay in one decision ended up delaying the process by 2 weeks.  Arghh!

To be honest, I thought I would feel more happy about getting our building permit, and while this does put a smile on my face it doesn’t make me jump up and down like getting our development permit did.  I guess the difference is that we knew we were going to get the building permit, it was just a matter of when.  I also think that we just have so much work to do, its hard to take a breath to give each other a high five.

Anyhow, we will keep you up to speed on some of the next steps with our brewery in the coming weeks ahead.  Lots of activity and hopefully we can drive this project ahead to start operations sooner rather than later.

The Odds and Ends of this Process

One thing that takes a lot of time, especially of late, is the final layout and design of the space.  It is quite easy to get approximate locations of the brewhouse, walls, grain room, bathrooms, etc., but it is another thing to lock in the exact location.  This goes against what I ever thought would happen, and makes you choose between saving time, saving money, but only getting one of these at once.

Are you as confused as me?  Maybe the words are not flowing from my brain to the keyboard this early in the morning, but the final location and final detail of things is taking a lot of time.  Why are these things important?  Well, without knowing how long of runs you need for mechanical engineers, electrical engineers, your general contractor and others, you can’t really get accurate quotes on work needed.  If you can’t get an accurate quote, when it comes time for an electrician to do the work, and they need to do something that is not in the original package, there is an up charge for this.  In other words, if the electrician needs to run power to 10 extra lights that were not in the plan, they charge extra.  It is also the time that they can “bend you over the table so to speak.”

So in trying to button down all the details of what to put where, it makes life really difficult for the individual(s) putting together the final plans.  For us that means our architect, our brewhouse designer, and our contractor are all working in tandem, with emails and phone calls going back in forth at the rate of about 10 per day, with weekly meetings, and with miscommunication at every step of the way.  It is very difficult to orchestrate, as often people are not focused on our project alone, meaning sometimes it is not convenient for others to work on our project.  There are also vision issues, time issues, communication issues, and issues with our issues.

One of the biggest issues you cross when it comes to the odds and ends, is saving money versus saving time.  At the end of the day, we try to save both at every step along the way, but it has proven impossible.  If you want something done quickly, you are going to pay more as you narrow the window of options you have.  On the flip side, if you want things done economically, often the time needed to save the money is huge.  For our project this means trying to balance out these 2 things, so that we can save a little time, but also a little money.  Let me give you an example.

Should you build a cooler yourself or have one prefabricated and installed by someone else?  There is something about a cooler that makes it very expensive to pay a company to design and install.  It is not like the engineering is difficult, the materials are relatively inexpensive, and the amount of time needed to put it together is nothing exorbitant.  So when you get a quote from a company that specializes in putting this into your brewery, the cost blows your mind.  The cooler can literally cost $40,000 to supply.  WTF.  So this naturally leads us to look at designing and building our own cooler.  Quickly you realize that you can build the same thing, and save yourself about $20,000 which is huge in the grand scheme of things.  The challenge with this route is the time involved.  The time needed to procure the pieces, put together design specs, meet code, coordinate trades, etc, etc.  What we are now realizing that building our own cooler will save us money, but it will suck a lot of time from spending it elsewhere.

When you have time sucked away from certain things that need it, then you are delaying the process for other things moving forward.  So in other words, there is always a delicate balance between time spent on a project, and time lost on another project.  There is also a balance between money saved and time saved.

Let this be a lesson to other future brewery owners, the balance of these things is a hard thing to do, and you will spend a lot of time heading down a path, and then after a certain amount of time, backtracking and going down the other path, only to realize that you should have stayed down the first path.  The key is to always be aware which path is the best to travel down, and to recognize when you are running into a brick wall ….. because as we have learned, there is never a brick wall to show you are on the wrong path, only a few hurdles, making recognition of this even harder.

My key learning is this:  Sometimes getting overcharged is alright, so long as you spend the time you save elsewhere to move another aspect of the brewery forward, or save money.  There are other times an owner needs to make a greater effort to save money, at the expense of time, as the cost savings outweigh the time spent.  Choose wisely!

Thanks for the Support

Not much to say here, but thanks for the support and words of encouragement I have received from everyone who visits my blog.  I want everyone to know that I am touched by the kind words you have passed along, and the nice things you have to say about what I am doing.  It motivates me at times like this (12:45am Wednesday morning) to write my blog and take the time to connect with others.

When I started out in this process, I found there was a lot of information online, but a lack of details on what to do and how to get it done.  There were a few other blogs, but nothing itemizing the process of inception to brewery opening.  So it was my idea to add to the information out there in small way.  To see the positive feedback and read the messages that people are sending me has truly blown me away.

So thank you to everyone that visits this blog. I hope I can continue writing posts and inspiring others, as I was inspired by others who started on the path to realizing their dreams before getting ‘off the couch’ myself.  There is a quote that I love, and it goes like this.  “A dream doesn’t come reality through magic; it takes sweat, determination and hard work.”  Colin Powell (I think).  This is more true than you can ever realize.  I would probably add to this a little luck and a lot of sleepless nights.

Success …. Development Permit! Now what?

Today was a great day in our world:  We received news first thing this morning about the status of our Development Permit that was submitted to the City of Vancouver about 14 weeks ago.  Our permit was approved via rubber stamp by the City, which paves the way for us to move forward with permission to brew beer at our desired location.  In other words, from the City of Vancouver’s point of view, brewing beer in our chosen location is something we can do, should we want to do it.

I often hear that it is important to celebrate your successes, no matter how small, as you need to draw upon these when you are slugging it out in the trenches.  So tonight I have a smile.  Tonight, I feel like the dream of opening my very own craft brewery is one giant step closer to reality.  Tonight, I still feel in control of my own destiny.  Tonight, I feel re-energized and ready for the next challenge that I will face.  Tonight …… well if I keep going on it will soon be tomorrow morning.

While this success is great, we still have other challenges that are right before us.  The most important of those is finding a solution to this electrical issue.  We are underpowered at our space, and we are searching for economical ways around it.  It is painful to know that every conversation you have with electrical engineers and other professionals costs money, but what other options are there?

The latest update on the power is that we should know this week about what options are available, and then we can decide whether or not we want this space.  If we can keep the bill under $100,000, then I think we are going to move forward.  However, if we can’t find a way to keep the bill under this number, then I think we walk away.  Hydro and our electricians are busy scurrying around getting answers.

All the while this is going on, we are still working away on our building permit submission.  We have (rightly or wrongly) assumed that we will find an answer to the electrical issues, and given that we need to have a full set of plans ready for building permits ASAP.  Time is the big enemy here, as every delay in submitting our building permits is another day more that money just goes out the door.  If we can’t get our brewery up and running by August 1st, then we run the risk of needing more loans and lines of credit, and we also run the risk of missing out on the busiest time of year for breweries …. Summer.

Needless to say, with this small win, we are one step closer to making this dream a reality.  Tonight we celebrate, as tomorrow there is even more work to do.
